Sales Search Help

Property searches return a list of all the properties matching the search criteria provided. Once the search is returned, you may select any property from the list to see details about the selected property.

Key in all the parameters that you want to search for and then click “Search”. This will list all the properties in your relevant search.

There are help videos on the right side menu that will also help instruct you on how to  search for property sales in Alachua County.

You may search for properties using any combination of the following parameters.

Parcel Number

The Parcel Number is the primary identification for a specific piece of Real Estate property in Alachua County. The default setting of “Any Parcel” causes every parcel number on file to be included in the search.

To narrow a search for property by parcel number, locate the parcel number on a trim notice, tax bill, homestead notice, or Ag exemption notification. The number will have the format: 99999 999 999 -OR- 99999-999-999 which can be searched as a range of parcel numbers if applicable.

After locating the number enter it into the From: Key in the number using the zeros at the beginning if applicable.

Sale Amount

The Sale Amount is the dollar figure for which the property was sold or the Sale Price. A standard amount of $100 is normally used if the sales transaction is considered unqualified.

To select a range of sales amounts, enter the beginning sale amount in the From: field and the ending amount in the To: field.

Sale Month/Year

The Sale Month/Year is the date of the recorded sale. If no date is entered, the default range of the current year will be assumed from Jan 1 to current date. Either 2 or 4 digits may be entered for the year.

Property Use Code

The Property Use Code denotes the primary use of a property. It is a five(5) position numeric field. Click on the drop-down box to see existing codes and their descriptions.

To select a range of property use codes, enter the beginning use code( All five(5) characters must be entered) in the From: field and the ending use code in the To: field. 

Subdivision

Subdivision is the legally recorded name of a developed area.

Select a subdivision from the pull-down box. Do not select both Subdivision and Neighborhood or results will not be as desired.

Area/Neighborhood

Neighborhood or Area is an appraiser-defined group of parcels with common characteristics. A neighborhood may or may not be related to a subdivision.

Select a neighborhood from the pull-down box. Do not select both Subdivision and Neighborhood or results will not be as desired. 

Section-Township-Range

The Section, Township and Range denotes the physical location of the property based on the 1 square mile Sections within the Range and Township. Properties within land grants are coded as Section 00. 

Jurisdiction/District

The district Code denotes the primary Taxing Authority where a property is located. It is a four(4) position numeric field. Click on the drop-down box to see existing codes and their general locations.

To select a range of city codes, enter the beginning city code( All four(4) characters must be entered) in the From: field and the ending city code in the To: field. For instance, to select all City of Gainesville properties, enter 3600 in the From City Code field and 3700 in the To: City Code field.

Acreage

Acreage is self-explanatory.

To select a range of acres, enter the beginning acres value in the From: field and the ending acres value in the To: field. Parcels coded as “lots” will not normally have an acreage figure but will show as 0. 

Land Use Code

The Land Use Code denotes the primary use of all or part of the land for a particular property. It is a four(4) position numeric field. Click on the drop-down box to see existing codes and their descriptions.

To select a range of land use codes, enter the beginning use code( All four(4) characters must be entered) in the From: field and the ending use code in the To: field. 

Vacant/Improved

Whether the property was Vacant (No Building) or Improved (Had a Building) at the time of this sales transaction. 

Year Built

The year that a building on the property was originally constructed. A 4 digit year, ie; 1999 or 2003 is required. Enter the beginning and ending year to select a range

Bedrooms

The number of bedrooms of the existing structure on the property. 

Bathrooms

The number of bathrooms of the existing structure on the property. Bathrooms may be defined as full or half baths. Select a half bath by using the decimal point followed by a 5, ie; 1.5 equals 1 and 1/2 bath.

Stories

The number of stories of the existing structure on the property. Stories may be defined as full or half story. Select a half story by using the decimal point followed by a 5, ie; 1.5 equals 1 and 1/2 stories. 

Building Use Code

The Building Use Code denotes the primary use of a building on a particular property. It is a four(4) position numeric field. Click on the drop-down box to see existing codes and their descriptions.

To select a range of building use codes, enter the beginning use code( All four(4) characters must be entered) in the From: field and the ending use code in the To: field. 

Exterior Wall Type

The Exterior Wall Type denotes the type of structure of the exterior wall. It is a two(2) position numeric field. Click on the drop-down box to see existing codes and their descriptions. 

Show Unqualified Sales

Sales are determined to be qualified if the sale price reflects an accurate dollar amount relative to the actual Market Value of the property. Sales are unqualified if the sale price is not reflective of the Market Value. Sales such as those between family members, for instance, are often unqualified because the sale amount is far less than the Market Value. The default value is to exclude unqualified sale from the selection. To include unqualified sale, check this box. 

Sort By

Sort By allows you to sequence the results in various orders. The initial Sort By box defaults to Sale Date . You may select another sort in the drop-down box.
